Rome city tax: EUR 6 per person per night, up to 10 consecutive nights per calendar year in the same accommodation, payable at the property and excluded from the Stripe charge. Rome residents and children under 10 are excluded or exempt. Other exemptions and study/work rules require verification and supporting documentation. The estimate uses your declarations and the current rate; any statutory changes or exemption requirements will be communicated and checked before the stay.

1. Parties and accommodation The stay is offered by Marco Palmigiani, the private, non-business host of Casa Vacanza Clivis. Clivis APS is not a party to this agreement. The person booking, identified in the summary, declares that they are an adult and authorised to book for the listed guests.
2. Accommodation and length of stay The booking covers the entire apartment, with two double bedrooms, two bathrooms, kitchen and living area with a sofa. The maximum total occupancy is four people, including children: the sofa does not increase this limit. Dates, number of guests, included facilities and price are those in the summary shown before payment. The stay is for fixed dates, without automatic renewal; extensions require availability and written agreement. These conditions cover the accommodation stay booked and do not replace any separate agreements required for other residential needs.
3. Price and payment The summary separately shows accommodation, reductions for length of stay and number of guests, final cleaning and the city tax. Final cleaning costs EUR 70 per stay unless a different amount is expressly agreed in the summary. Any city tax due is shown separately, with its amount or calculation method and payment arrangements; exemptions depend on the actual requirements and supporting documentation. Accommodation and cleaning are paid in full through Stripe. Payment is an advance payment of the price, not a confirmatory deposit (caparra confirmatoria). Accepting these conditions does not authorise subsequent charges for damage or extras.
4. When the booking is confirmed Before paying, you can correct the dates, guests and booking details and review the conditions. The booking becomes binding when payment is successfully completed and verified by the system with Stripe. Opening the payment page or returning to the website alone does not confirm a booking. The host sends the booking reference, summary and a copy of the accepted conditions by email. If the outcome is uncertain or the email has not arrived, contact the host before making another payment.
5. Cancellation and no-show Payment in full is required when booking. Cancellation refunds 100% of the discounted accommodation price until 14 days before arrival, 50% from 7 to fewer than 14 days before arrival, and 0% with less than 7 days notice or in the event of a no-show. Deadlines use calendar days in Europe/Rome and include the whole fourteenth and seventh days before arrival, until 23:59:59. The exact deadlines are shown in the summary. If the stay does not begin, the cleaning fee is refunded. To cancel, email casavacanza@clivis.it with the booking reference; the time the request is received determines the deadline. The percentages apply to the accommodation price actually purchased after discounts, without adding penalties to the cleaning fee. Refunds due are initiated to the original payment method within 14 days after receipt of cancellation; subsequent processing time depends on the card network and bank. Payment processing fees are not deducted from the refund owed to the guest. A notified delay in arrival is not automatically treated as a no-show. Statutory rights remain unaffected.
6. Changes and early departure Changes must be agreed in writing. Sending a request does not change the booking. Before a change is accepted, the host communicates availability, the revised price, any recalculation of discounts for the new length of stay, and amounts payable or refundable. Early departure does not automatically entitle the guest to a refund; written agreements and statutory rights remain unaffected, including rights relating to service failures attributable to the host.
7. Arrival and house rules Check-in is from 15:30 to 22:00 and check-out by 11:00, unless otherwise agreed in writing. Each guest, including minors, must provide the details and identification documents required by law for public-security registration. Smoking indoors, parties and events are prohibited. Pets are not allowed; applicable rules on assistance animals remain unaffected. Guests must respect neighbours and communicated condominium rules and take care of the accommodation and equipment. Damage attributable to the guest, excluding normal wear and tear, must be documented and communicated; there are no automatic flat-rate fines.
8. If the host cannot provide the stay and guest rights If the host cannot provide the accommodation for the booked stay, all amounts received for services not supplied are refunded, without applying guest-cancellation penalties. Any alternative arrangement requires the guest’s agreement. A refund does not limit further rights provided by law. Exceptional circumstances and subsequent impossibility are assessed under applicable law, without general exclusions of liability.
9. Withdrawal, complaints and applicable law Free cancellation under article 5 is a contractual condition. For non-residential accommodation on specified dates, where the Italian Consumer Code applies, article 59(1)(n) excludes the ordinary 14-day withdrawal right that applies to other distance purchases. This exclusion does not remove contractual refunds or other mandatory rights. Guests may report problems promptly to help the host resolve them; failure to report immediately does not automatically forfeit rights. Italian law applies, subject to mandatory rights and applicable jurisdiction rules, including the consumer’s jurisdiction where required.
10. Personal data and copy of the agreement Marco Palmigiani processes the data needed for the booking, stay and legal obligations under the separate privacy notice. Accepting the agreement is not consent to advertising or marketing. The host does not receive full card details. The booking summary and the accepted version of the conditions document the booking; later updates do not retrospectively change conditions already agreed.

Purposes and legal bases: pre-contractual steps and performance of the stay (GDPR article 6(1)(b)), tax and administrative obligations (article 6(1)(c)), service security and protection of rights (article 6(1)(f)). Phone, contact preference and Telegram username are optional and used only to organise your stay. If you choose WhatsApp or Telegram, messages pass through that service under its privacy notice; booking confirmation is always sent by email. No advertising use. Other required data are necessary to book; we do not request marketing consent. A temporary technical identifier derived from the IP address limits abusive requests and expires after 10 minutes of inactivity. The site does not receive full card details: Stripe handles payment and any fraud checks under its privacy notice at https://stripe.com/privacy. Data are processed by the host, hosting and email provider Netsons, and Stripe under their respective roles and agreements. Stripe may use providers outside the EEA with GDPR safeguards described in its notice. Occupied dates, without names, emails or payment data, are shared with connected platform calendars. Necessary information is disclosed to authorities where legally required. Contractual and accounting records are retained for up to 10 years after the relationship ends, subject to different legal obligations or disputes; unsuccessful booking attempts are retained for 30 days unless a documented security or legal need requires otherwise. Backups and access are protected and restricted. You may request access, rectification, erasure, restriction and portability, and object where GDPR articles 15–22 apply, by contacting the controller; you may complain to the Italian Data Protection Authority. Contractual checkboxes are not used for advertising.
